Unique, luxury, and hard-to-comp listings are the strongest performers: mountain homes, ranches, large-acreage land, custom architecture, estate and trust property, and any listing that's been on the market longer than 90 days. If your property has no real comparables, or if you have a hard deadline, auction will almost always outperform a continued traditional listing.
How does the commission structure work for sellers?
Sellers pay zero commission to Prestige. Prestige is compensated through a buyer's premium, which is paid by the winning bidder, not by you. Sellers do invest in the marketing campaign: a structured budget covering professional photography, video, digital advertising, and buyer outreach. Janelle walks through the full math on your strategy call, including how most sellers net more after a successful auction than after months of carrying costs and price reductions.
What types of auctions does Prestige offer?
We offer two primary auction formats. Our most popular is the absolute auction, where the property sells to the highest bidder regardless of price. Absolute auctions generate the strongest buyer interest and the most competitive bidding because buyers know the sale is real, there is no floor to hide behind, and the most motivated buyer wins. The second format is a reserve auction, which includes a seller-set minimum price. If bidding does not reach the reserve, you are not obligated to sell. Janelle will walk through both formats with you and help you choose the structure that fits your goals.
I'm already working with a broker. Can I still sell at auction?
Yes. Your broker can partner with Prestige directly as the listing broker. They stay in the deal, you stay protected, and Prestige runs the auction campaign underneath them. Your broker keeps their full commission. Prestige is paid separately through the buyer's premium. If your broker isn't familiar with this model, we're happy to have a conversation with them.
How long does the process take?
From contract signing to auction day is 5 to 6 weeks, with four of those weeks dedicated to our marketing campaign. After auction day, closing happens within 30 days.
How do I explain this to family members who think auction means desperation?
Auction is a marketing method, not a distress signal. Think of it this way: every effective sale has a defined end date that creates urgency. A limited-time offer, a new development's grand opening, a flash sale. That deadline is what drives buyers to act. Auction applies the same principle to real estate.
