Buying real estate at auction is straightforward once you know the workflow. Here are the eight steps we recommend to every buyer, from initial research through bidder registration.

Decide whether you wish to be represented by a real estate broker. If you do, have your broker review and complete our Broker Participation Form as soon as possible. This registers them as your representative for the auction and ensures they are compensated at closing if you win.
The PIP contains detailed information about the property including property disclosures, plats, photos, survey reports, auction terms and conditions, demographics, zoning information, and floor plans. This is the document set you use for due diligence.
Make sure you conduct all your due diligence and have every question about the property and the auction process answered before auction day. There are no contingencies in the buy/sell contract, so what you agree to on auction day is what you close on.
Open houses are held approximately 1 to 2 weeks prior to the auction date. During property previews you are encouraged to ask questions and become familiar with every aspect of the property.
Our properties are sold "as-is, where-is" without contingencies of any kind (other than clear title). We strongly encourage prospective bidders to inspect the property in person and become fully familiar with the property and the auction terms before auction day.
You should know exactly what you are bidding on and what terms and conditions you will be signing and agreeing to. Read the contract, the terms, and every disclosure carefully before auction day.
You will want to have any needed financing arranged before auction day. Since there are no financing contingencies at auction, you must be prepared to close on the terms of sale.
