Absolutely. All property is sold as-is, where-is on the sale day, so you should complete your inspections and ask questions before the auction. On sale day, the property is sold with no contingencies required.
Department of Real Estate disclosures are provided on the property prior to the sale. You may make arrangements with us for any other inspections you would like, as long as they are completed prior to the sale.
You determine how much to bid after reviewing the property documents, doing your due diligence, and deciding how much the property is worth to you.
Once the live online auction is underway, you know in real time what the property is worth to other bidders. That competitive bidding is what determines the true market value.
Your financing should be arranged prior to bidding on a property. This determines how much you personally can pay for the property, and establishes your comfort zone in the bidding process.
There is a 30 day timeframe for the buyer to wrap up loose ends prior to close.
The Buyer's Premium is a fee added to the winning bid to determine the final purchase price. It should be taken into consideration when you are bidding. The buyer's premium is disclosed in advance so there are no surprises.
A 10% deposit, determined by the final purchase price, is required on the day of the sale. The terms of the deposit will be in all advertising and brochures on the property. This deposit is non-refundable. The balance is generally due in 30 days or less.
Our auctions are live online. To bid, you must register in advance. Contact our office to be added to the auction, and once you are approved you will receive your unique bidding link.
Registration must be completed before auction day so you have your bidding link when the auction goes live. Verify the specific terms of any given auction with our office before the sale.
You can certainly include your agent or broker in the auction process. They must complete a Broker Participation Agreement specifying you as their client.
You, as the buyer, must still register as a bidder. Your broker will be compensated by us at the close of escrow if you are the successful bidder.
Our auctions are live online, so the current bid is always visible on the auction page. You can see in real time what other bidders are willing to pay and decide how far you want to go based on your own valuation.
