Sealed bids must be turned in by 3:07p.m Wednesday July 7th, 2004 @ Pacific Auction Exchange, 301 N. Pagosa Blvd. #B-16 Pagosa Springs, CO 81147.  Sealed bids received after 3:07p.m will be returned unopened.  $50,000.00 deposit made payable to Pacific Auction Exchange in the form of cash or certified funds as initial down payment/earnest money must be included in the sealed bid package along with the signed auction purchasing contract.  Within 24 hours the top 5 bidders will be notified to attend the oral auction held at:  The Last Dollar Ranch 17990 Rd. 39, Mancos, Colorado.  The top 5 bidders per auction only, will be allowed to bid.  The opening bid of the oral auction will be the highest sealed bid accepted.  The top bidder will be required to sign, or update a Pacific Auction Exchange Auction Purchase Contract.  A NON-REFUNDAB LE 10% buyers premium will be added to the final bid and included in the total contract price the day of the oral auction.  The balance of the purchase price is due by the closing date, on August 10th, 2004.  This is cash at closing.  Property being purchased “As-Is” per closing date Announcements take precedence over printed material.  Broker Participation is welcome.
